Fulham: Down by the riverBackground

Fulham is situated in the London borough of Hammersmith & Fulham in the south-west of England's capital.

Down by the famous Thames river, the place is an ideal lookout spot for the university boat race that takes place on the water every year - it is also in a prime location for reaching some of the top shopping areas of London such as Kensington and the central parts of town.

Tenants of property to rent in Fulham can expect to pay around £893 a month for a studio and £1,144 each month for a one-bedroom place. Those looking for a bit more space from their property or flat to rent in Fulham such as families or larger groups of flat sharers can find two and three-bedroom residences for around £1,651 and £2,201 a month respectively.

Would-be tenants should be aware that these are rough estimates and properties can be found for various monthly rental prices throughout the area depending on how the landlord has looked after the place or where it is situated in the area.

Fluctuating market conditions mean that prices are changing on a quite regular basis - for instance, rental prices are quite different to what they were just 12 months ago in some parts of London.

property to rent in London is often the preferred option for young professionals in the early stages of their careers, as property prices in the city are generally quite pricey.

Indeed, the latest Land Registry figures show that the average price of a property in Fulham in June 2009 was £416,193. The average value of a flat was £321,372, while the average price of a detached property in the area was recorded at just shy of £950,000.

In February 2008 before the property market tumbled, the average detached property to buy in Fulham cost even more - at over £1.174 million. At the same time, the average flat could have been secured for just under £400,000.

Transport

Fulham Broadway London Underground station is located on the Wimbledon branch of the District Line.

It is in Travelcard Zone 2 and is sandwiched in between West Brompton and Parsons Green, making it very close to the home of Chelsea Football Club, Stamford Bridge.

On match days at Chelsea, this is the place that you want to be heading to in order to get to the game.

At present, residents of property to rent in Fulham will be able to take the train from Fulham Broadway and get into Oxford Street - via a bus - in around 40 minutes, making the place well situated in terms of reaching the Central London shopping hub.

Amenities

Craven Cottage is the home of Fulham Football Club, who aree owned by Mohammad al-Fayed, play in the English Premier League and are involved in the Europa League this season. Some big teams from the rest of Europe will be descending on the area over the course of the next few months - depending on how far the Cottagers progress - and there will be an opportunity for locals to get their hands on tickets.

Those living in flats to rent in Fulham will also be able to benefit from the various open green spaces in close proximity such as Hurlingham Park and Parsons Green, as well as the popular Hyde Park. There are also plenty of picturesque walks they can take, which follow the Thames through the heart of London.

Fulham Road is home to a number of lovely little cafes and restaurants, while the nearby King's Road hosts some upper class bars and eating establishments.

And with Knightsbridge not too far away, residents of property to rent in Fulham can always go and visit one of their football club owner's other famous assets, Harrods.
