Some things never get old, and Notting Hill's popularity, its blend of bohemian charm and opulence, is one of them. This remains one of the most sought after and yet very human of the West London suburbs, and though it sits amongst the hugely establishment areas of Kensington, Holland Park et al, it - though very expensive - has a more accessible, raffish air about it than many of the areas around.

The area has lovely shops, ranging from high street names and cheap and cheerful around the tube station (though many are still very 'Notting Hill' with the local second hand bookstore being a very cool place to be) through to selective, lovely boutiques as the roads twist away from Notting Hill Gate towards Westbourne Grove and Bishops Bridge Road to the North. It's extremely well provided for, in fact, for most things. There are superb restaurants and bars, and great clubs, as well as two of London's small remaining stock of independent cinemas, the Gate and the Coronet. Everything here is unusual, one of a kind; Notting Hill finds it hard to cope with the big names, so places like Smiths and Starbucks are contained. Perhaps it's the influence of the Portobello Market - the glorious, chaotic, friendly and varied market that dominates all weekend - and of the annual Carnival? Whatever the reason, anyone who lives here can expect to shop, eat, drink and party in style.

Property in Notting Hill revolves around two areas - one either lives on the Ladbroke Grove side, or the Bayswater side, which has historically been more affordable, although as Bayswater itself has accelerated in price, thus this side of Notting Hill has also become nearly as desirable as the Ladbroke Grove end. Both feature gorgeous, large Victorian houses, many painted in startling colours and all offering wonderful, and pricey, places to live. There are lots of fantastic conversions - particularly in flat-hungry areas near Bayswater - and flats here command high prices, but many houses here are still single properties and are extremely desirable. Standards of fitting and decor can generally be expected to be very high indeed.

This is a fashionable, trendy area as it has been for a long while. It's popular with arty and media types, as well as more traditional wealthy people. Living in Notting Hill is more varied and perhaps more exciting, more real, than life in sealed off secluded Holland Park or in crowded, shoppers paradise Kensington, and is just as desirable.
