Students 'pay more for rent'
Student accommodation is becoming an increasingly attractive investment vehicle for many UK landlords, it has been claimed.
Indeed, like-for-like rental growth reached 9.7 per cent between July 1st 2009 and November 18th 2009, according to UNITE group's latest interim management statement.
Commenting on the news, Nick Harvey-Jones, partner at Ingman Jones, said: "In London and in the UK as a whole, students are paying more. Students move in, they pay a deposit, there is no rent-free period, there is no incentive needed for them and therefore, as far as income goes, it is still growing and it is very stable compared to the commercial real estate world."
He added that landlords who do not specialise in student accommodation may currently be offering incentives to attract tenants, in news which may please people looking for flats to rent in Fulham or another part of the capital.
Mr Harvey-Jones added that housing firms liked the stability that student accommodation afforded.
