Tenants 'value location above price'
The majority of tenants are more concerned about the location of their property than how much it costs, it has been suggested.
According to Nicholas Leeming, director of property portal PrimeLocation.com, people are growing increasingly concerned about the specific location of flats to rent in London.
"There is a much, much higher demand than in previous years based on location - both in terms of whether you are central or peripheral and your transport hubs - compared to the opportunity to rent at a low price," he asserted.
Despite the focus on flats to rent in Kensington and other prime locations, however, the property expert acknowledged that price remains a key factor for most prospective tenants.
"The more convenient it is the more opportunities there are," he noted. "And the more rent you pay, of course."
According to the PrimeLocation.com House Price Index for March 2008, prime London rental property prices continue to soar due to limited supply in the most sought-after localities.
