Area Comments
The Waterloo area really means two places - the immediate area around Waterloo station, overloking the Thames and glowering at Charing Cross, and the main riverside areas of Lambeth, facing Parliament and Westminster. Both have slightly different characters and property, and both of course are very different inland than the face they wear on the river.
Facilities here are excellent. Around Waterloo are theatres, the Old Vic and others inland, and it's the gateway station to the South Bank complex with its superb National Theatre, Film Theatre, as well as a land of media companies and studios. There are restaurants, cafes, walks and views, the imposing industrial glory of the Tate Modern and the olde-worlde atmosphere of the Globe Theatre. Lambeth's landmarks are many and varied, but most notable are the Imperial War Museum and Lambeth Palace, long the seat of the Archbishops of Canterbury. Between is St Thomas' Hospital, and also the superb County Hall area, where the old stamping ground of Ken Livingstone (before he had his new stamping ground, and then no stamping ground) is now a beautiful aquarium as well as the site of the London Eye. Waterloo is of course full of nightlife, but Lambeth - a more relaxed area perhaps - has a real little urban village centre in the area around Lambeth North tube and St George's Circus, with great local cafes and little eateries.
Though this isn't - one would imagine - a family area, away from the water's edge there are good schools and parks (the War Museum's park is particularly pretty, as is Lambeth Palace Gardens). There are superb university and college areas, with South Bank University very close by. The network of streets away from the river is full of little squares and urban open space that most who visit the sights of the areas hardly see.
This underscores that there are two distinct styles of living in the Waterloo/Lambeth area; riverside, and inland. The properties of course (this is London, where nothing is simple) don't fall into the plain categories of house-inland, apartment-waterside, but it's not far off. Around Waterloo, mostly still dominated by 60s architecture, there are lovely new developments of flats aimed at city and docklands workers, Westminster's political guns as well as those living high on the new media hog. These are mostly in the Hungerford Bridge environs. There are similarly great apartment blocks around Lambeth's water's edge, although these tend to shave more towards Albert Embankement and Vauxhall. Inland there are some lovely apartment blocks, not as expensive, some carved from huge mansions. But there are also some little town houses and mews developments, some newer developments but quite a few truly gorgeous Georgian houses, around the little inner city village that the St George's Circus/Lambeth North tube area comprises.
Whether it's a plush apartment or conversion, a new build or a townhouse a stone's throw from Waterloo station, this is a lovely area for activities, nightlife and access to the city centre and Westminster.
