Right in the heart of the city, yet its own enclosed world, the Paddington area is a keystone of London whose rise and fall to an extent form a useful barometer of London's housing - and general - fortunes.
Fabulous for access to the West and to the city, the Paddington area is defined both by the station and the nearby St Mary's Hospital, as well as the mighty Westway, which powers through and over it. It also touches upon the affluent Queensway and Bayswater area.
The regeneration of the Paddington Basin area around its section of the canal proceeds apace, yet before that was happening Paddington was leaving behind its slightly down-at-heel image and becoming a lot more upmarket than it had traditionally been for a long time. This mix, of the trad Paddington and its gradual push into a more salubrious and desirable area, informs its current character. There are excellent cheap cafes which sit alongside classy restaurants as well as a stunning variety of Middle Eastern restaurants (the area is bound to the East by Edgware Road), popular local pubs near to trendy wine bars of the type you'll see in Bayswater or Notting Hill. Shopping is very good, with a wide range between local, sometimes very cheap, grocery and independent traders and more upmarket shops that bestride the Praed Street area of Paddington - its main street. Nearby also is the bright lights of nearby Queensway for a vast range of big label shopping.
Historically Paddington has of course - because of its proximity to the station and the hospital - been a place of flats and apartments (it shares many of the characteristics of King's Cross, the other chief Terminus at the other end of the Westway). These flats however are now in general far plusher and well made as prices in other areas of Kensington, Notting Hill, and Bayswater have seen more upwardly mobile inhabitants take residence. Development is still going on, but it has seen many of Paddington's lovely large buildings - Georgian and Victorian terraces - reconverted into houses from their previous state as hotels or blocks, and the many squares and leafy gardens of the area are becoming far more desirable than they used to be. Meanwhile, around the canal basin, purpose-built, well made blocks of flats are being developed to cater for the young, trendy professionals that the developers wish to attract - particularly around the Goods Yard and West End Quay. There will also be a huge range of plush and enormous hotels to cater to a new generation of people travelling to and fro from the capital's Western terminus.
