Landlords 'need to be diligent'
Many people risk invalidating their landlord's home insurance if they fail to disclose information about a past conviction, one sector commentator has claimed.
Michael Portman, managing director at Let Insurance Services, has stated that landlords could be risking their cover if they do not disclose any previous criminal convictions their tenants may have.
"It is imperative that strict referencing is done to verify the information supplied by the tenant. Experienced Letting Agents [...] often have a sixth sense to spot potential problems," he explained.
Mr Portman added that if a Letting Agent follows the formal procedure for checking out tenants then insurers may be more likely to accept a claim.
The Rehabilitation of Offenders Act 1974 details when past convictions are spent and therefore no longer have to be mentioned on home insurance forms.
Britons looking for flats to rent in Hammersmith or other parts of London may also wish to check with their landlords that the correct home insurance is in place.
Such cover could ensure that they do not have to wait for expensive repairs to be carried out in their homes.
