One of the best things about flats to rent in Kennington, which is located in the London borough of Lambeth, could be the juxtaposition of countryside with urban living.

The area has a cosmopolitan feel yet offers a suburban way of life thanks to its proximity to the south-west and the great outdoors.

Kennington is located near the famous Oval cricket ground and local parks such as Clapham and Battersea give people the opportunity to ride their bikes and get outside for some fresh air on a sunny afternoon or balmy evening.

However, it is also a busy, bustling inner London area and its abundance of flats and property to rent could be ideal for those who want city life without the sky-high prices and traffic jams in the centre of the capital.

According to the Land Registry's House Price Index, the cost of buying a dwelling in England and Wales in June 2010 was £166,108. This was a 0.1 per cent increase on the previous month and a jump of 8.5 per cent compared to the same time in 2009.

This suggests house prices could be on the rise and it may make flats to rent in Kennington more attractive.

The average monthly cost of renting a one-bedroom property in the area ranges from £802 to £1,300.

While a two-bedroom property will set people back an average of £1,530, a three-bedroom home can cost anything from £1,343 per month to £2,492.

For City workers who do not yet have a desire to spend money on their own house and get on the property ladder, renting in Kennington could be the perfect solution.

Transport

Even though Kennington is slightly away from the very centre of London, its excellent transport links mean it is still easy for commuters to get into the capital, whether it is for work in the morning or an afternoon of shopping and sightseeing at the weekends.

The area is serviced by both the Bakerloo and Northern Lines, while the Underground journey takes less than ten minutes for those who do not want to spend a long time travelling to their destination.

Anyone who owns their own motor can get into the centre in less than half an hour, while buses regularly run through the London borough of Lambeth.

Entertainment and local amenities

The Oval has got to be one of the most recognisable landmarks in Kennington and is bound to offer plenty of entertainment for cricket fans or those who simply want to try an afternoon doing something different during the summer.

The ground is home to Surrey County Cricket Club, which was formed in 1845 and leased the location from the Duchy of Cornwall in order to sell refreshments to spectators.

If cricket does not appeal, the middle-class area of Kennington is also home to an abundance of restaurants, pubs and bars to suit people of all ages.

For those who prefer to spend their money on some new clothes, nearby Clapham and Battersea have some top-class shopping facilities which are bound to keep any fashionistas hoping to expand her wardrobe happy.
