EPC reminder for landlords
buy-to-let investors have been reminded about the importance of ensuring their properties have an Energy Performance Certificate (EPC).
The documents form an integral part of the government's recently-introduced Home Information Packs, which amongst other things make it easier for tenants to asses the environmental credentials of a property.
Under regulations that come into effect on October 1st, any landlord who fails to obtain an EPC for his or her property will face a £200 penalty and will be forbidden from placing his dwelling on the market.
Commenting on the new rules, Carole Charge of letting specialist Leaders said: "The EPC must be given when any written information about the property is provided or when a viewing is conducted. In addition, it must always be handed to the actual tenant at the commencement of the tenancy."
EPCs include fridge-style rating for energy efficiency, as well as making optional recommendations on what measures can be taken to improve the greenness of a property.
