Area Comments

Sandwiched between Catford, Sydenham and Downham as well as being near to Grove Park. A tiny, yet very historical area, Bellingham has a well formed town centre and a tight-knit community.

Bellingham is extremely jealous of its undiscovered status, and it the privacy, quiet and a fantastic atmosphere for bringing up a family of any age that it's known for. It's also known for some of the best, and best-priced, properties in the area.

Most of Bellingham's property, now very sought after indeed, consists of homes built in the 1920s, mostly on farm land (the entire area used until comparatively recently to be arable) as social and community housing. Effectively, Bellingham is one of London's quietest and least shouted-about Garden Suburbs. The properties are mostly large with excellent gardens, and 4 bed properties are plentiful. The roads of Bellingham are leafy, well maintained and peaceful.

Bellingham is an island in the middle of southeast London, bordered and protected by the rail lines from Grove Park to the East, and Catford to the West. Within this area are street after street of large, well-kept properties.

Living in Bellingham blends the village feel of much of south London with the relaxed privacy of a private estate - and indeed some of the best properties in the area are on the Bellingham Estate itself.

Socially this is a friendly, neighbourly area, very peaceful; the nightlife, shopping and dining alternatives of the area are however deceptively plentiful, because Bellingham's position gives easy access to the world foods and markets of Catford, the little tea shops of Hither Green to the northeast, as well as to the excellent fine dining, big-name stores and boutiques of Sydenham and Beckenham to the West.

A perfect little garden community with some of the best properties in the regions, and easy access to the amenities of some of the most varied places in London, make Bellingham a sought-after, though still little known, place to live.
