A pretty little triangle cut up from the South Circular, Tulse Hill sits neatly between Dulwich and Herne Hill, and benefits from both. It's a gorgeously green and leafy part of the world and a great little suburb for families and professionals.

From the mid 19th Century rural Tulse Hill, mostly enclosed land belonging to great estates, began to urbanise a little. Since then a long slow suburbanisation has given it a relatively even spread of housing for all. Though sat where it is in the open, brilliant green space of the Dulwich/Brockwell area, with the facilities that it has close at hand, it's also very desirable.

The green space consists of the beautiful, brilliant Brockwell Park to the West, and Dulwich's park and golf course to the East. Tulse Hill's facilities include very good little spreads of shops along the South Circular and the streets off it, as well as the nearby boutiques of Herne Hill and Dulwich and the excellent shopping of Norwood and Sydenham. Good places to eat and drink, great pubs and restaurants and bars, are plentiful in this middle-class stronghold. It's got excellent schools right next door as well as around the Croxted Road, and is also one of the capitals of the local allotment craze, with Knights Hill Allotment having pride of place in the centre and being a magnet for longterm residents and incomers. It's close to the fabulous Hornimans Museum, as well as sports grounds aplenty.

Houses here begin with spreads of fine Victorian and later terraces. On of the finest 19th Century buildings is Berry House, now a girls school, but there are excellent houses from the period around of various sizes for professionals, couples and families. Tulse Hill also offers excellent developments of new housing, some affordable houses having been constructed around Upper Tulse Hill , whilst the site of the old Dick Sheppard School is now a beautiful estate where lovely luxury houses and apartments overlook the sumptuous green of Brockwell Park.

The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services.
