An excellent inner London district offering great houses and competition to places like Clapham and Balham, Tooting is bustling and busy and offers excellent facilities to anyone fortunate enough to live here.

Tooting's High Street market is one of the best in London, a real inner London market offering good deals and great groceries. There are good independent traders all along the High Street, very popular local restaurants and cafes, as well as reliable names, and larger scale shopping is easily found in nearby supermarkets. A wider choice of restaurants and cafes is available if you travel the very short distances to Wandsworth or Clapham, of course.

Tooting is fortunate enough to sit right next to its own Common (Tooting Bec Common) which contains tennis courts, running track and a wonderful open air lido: a real old-style London park. Schools are excellent and make the area popular with growing families.

Tooting features a good mix of housing, and has - of course - quite a few houses which are converted into flats. Nevertheless its whole houses remain excellent choices and are mostly very well maintained and represent great deals compared to similar properties in Balham or Clapham. There are excellent Victorian and Edwardian terraces in the roads surrounding Tooting, the best being found around the Common. The Furzedown area is also very popular. Tooting has got a higher percentage, perhaps, of Edwardian properties than many of the surrounding areas, with great Edwardian semis very popular. There are also very pretty little cottages on the desirable Heaver Estate.

Proximity to town and to the fashionable areas of Southwest London and a public Common that's one of the envies of London, as well as excellent facilities generally, make Tooting's still-reasonable housing a great favourite with families and professionals.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.
