Area Comments

Mostly an area of Surrey that likes to have it all and be part of London as well, Sutton is a great middle class area and a perfect commuter belt place to live. It's clean, green, and properties are best seen quickly.

One of (some say the most, but we don't want a fight) the greenest places in Greater London; Sutton is surrounded by parks and open spaces. The schools are legendary with several top grammar schools nearby.

The town itself - safe, pedestrianised and very genteel - is wonderful for cafes and restaurants, with a vast range of cuisines here - Italian, French, Portuguese, amongst others. There are great delis and specialist stores lining the streets, as well as the more well known names.

People are shifting down to Sutton in droves as more inner city 'cool' areas like Chelsea and Fulham are proving too pricey and frankly, a bit saturated. Great shops and resources in the town are added to with fabulous access to Kingston, Cheam, Wimbledon and other areas. The town is splendid also for town, as well as the coast and Gatwick. As a result of huge interest, the town's existing housing stock is being added to quickly with a good amount of fantastic new builds going on around; whilst it's always been a staple for commuter families, pressure of prices and a need to find a good work/life balance are leading single professionals and young couples to locate here.

Sutton offers therefore a wealth of living alternatives for everyone. There are great midwar family houses in the Cheam and St Helier areas, with larger detached houses in the areas near Carshalton, always a favourite with the executive. Beddington and Wallington are the areas of choice for value for money with plenty of houses and conversions here. There are modern - 60s and 70s - blocks as well as plenty of newly built apartments catering to the young couples and professionals. Top of the range in Sutton proper is South Sutton, where there are truly lovely semis and detached houses which are very desirable indeed.

Sutton is sometimes in Croydon's shadow, sometimes seen as in Wimbledon's. But in terms of access, and in terms of facilities, it's comparable to both - and as a place to live it might beat them both.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.
