Area Comments

Southgate has been a village for centuries, but an urban area since the end of the 19th Century. A very good residential area served by no less than 3 tube stations, Southgate has amenities aplenty and great housing for the families and professional couples who are choosing to move out here.

Obviously access here is good - you can get into the centre of town or out on the M1 in minutes. But what makes Southgate more attractive than many areas around it are the things to do. It's one of the oldest villages in the vicinity and has a good number of excellent, very old and revered watering holes. It has also got restaurants and cafes to choose from. The location also means fantastic places to walk and for sports - there are excellent parks nearby, such as the 900 acre Trent Country Park. You are really close to true countryside.

Parents are quick to point out that Southgate has fantastic educational facilities - particularly for Primary level, but it's placed very well for some great Secondary schools as well such as Ashmole School. Southgate is very sporty, with great local football, rugby, and cricket amongst other teams in the area.

There are some seriously good properties here, excellent large houses with splendid gardens are found in many streets around. There are fantastic, very large Edwardian semis mixed in with a sprinkling of very good midwar half-timbered houses in the immediate Southgate area, while in the Winchmore Hill area a good crop of Victorian terraced houses and little, neat cottages. Wonderful large detached houses area seen in the affluent and desirable Broad Walk area. These are very good houses, and all the streets seem to work, are balanced so that it feels natural and organic. Southgate is a perfect suburb - even though it is so old, and has evolved over so long - and it is as good a place to live as any suburb around.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.

There is more information available at the HM Customs & Excise website.
