Area Comments

Hugely varied and becoming vastly regenerated over the last few years, Peckham is a lynchpin of South London and takes in many different areas and communities - and as a result provides an enormous spectrum of housing alternatives, close to the city and within a very easy commute.

Peckham is very culturally diverse, with a wide range of population from longterm locals (the area was until recently the home of one of London's few remaining proper pie and mash houses), through a huge range of cultures whose impact is seen in the wide range of restaurants and grocery stores lining the lively high street, with a good number of incoming, aspirational middle class inhabitants.

It was of course the old North Peckham developments of tower blocks which attracted a lot of the area's bad press. But these have however large been removed, although there are still vestiges of the architecture. Mostly they have been replaced by some well made and sensitively sited low-rise blocks far more pleasing on the eye and less oppressive for locals. This area features some modern developments of apartments which are becoming very desirable with the young professionals and city workers they're aimed at.

South Peckham features some absolutely lovely housing, and in many ways is more akin to areas such as Dulwich, Camberwell or Herne Hill in its feel. In the Peckham Rye Common and Park areas are very nice Victorian terraces which form the mainstay of this area, and which are becoming very desirable as middle class families come into Peckham. Nearby, there are also streets of excellent small to medium Victorian and Edwardian terraced houses in leafy, pretty Nunhead.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.

There is more information available at the HM Customs & Excise website.
