Heavens but Mortlake has some wonderful places around it; with East Sheen, Barnes and Kew all within an easy slouch, this is a great place to ease your heels and the prices aren't as scary as many others in the region.

This is quite frankly a lovely area to live in; who'd have thought such a place of peace and calm would be just a few minutes from the M3 and M4? Everywhere around you are glorious places to walk, take in the sights, go shopping, or just sit and chat. Mortlake has its own resources of course - there are little local shops that cater to most of your needs, as well as a nice collection of cafes and some nice places to eat. It's easy to find a pub for a Sunday afternoon lunch. And it's very near to the wonderful spaces of Ham. But Mortlake is much more unassuming, much more low-key, than its plush neighbours. It has all the benefits - fantastic riverside location, access to Kew Gardens, Richmond Park, the wonderful wetlands of Barnes. It has the shopping of Kingston and Richmond only a short step away, the little stores and cafes of Sheen and Kew - but is a little more out of the way itself.

Property in Mortlake is similar in character to that of its neighbours. There are of course some ex-council properties which are found in the Wates and Ashburnham Estates. These tend to be quite modern buildings, but all are mostly well made and in a good state of repair (this is a generally upwardly mobile area). There are lots (naturally) of Victorian properties in the area, but mostly these are found in the form of relatively unusual cottages near to Richmond Park on Mortlake's east side. In the Parkside area are some other Victorian and Edwardian properties - and everything around the Park is pricey for the area. Round and about are conversions, and there are some very nice new developments along the river, but mostly this is the place to find the kind of house you've always dreamed of owning in Southwest London, just in the crook of the Thames, but at a price you'll be happy with.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.
