Area Comments

Part of Hampton but in many ways very different from its parent village, Hampton Wick is a gently well-developed commuter village just a little away from Richmond and close to Hampton Court.

Before it became a commuter belt playground Hampton Wick was known in the main for its wonderful market gardening and local produce. Local facilities include excellent local schools, as well as splendid walks and greenery in Bushy Park and the local reservoirs. Despite being mainly commuterland this is a friendly and neighbourly place with people knowing those who live around them. In the village centre there are good pubs, nearby restaurants and great little shops - and shopping is generally considered to be best in Kingston (many locals wouldn't even bother going into town in most cases) where there are most of the shops of all kinds that you'd want.

This is a riverside place, though the parks and Hampton Court also dominate. It's excellent for those who love to walk and cycle, wonderful for anyone who likes being on the water or who loves wildlife.

Houses here are mostly well apportioned with great gardens. Many are detached, but there are some mid-war semis as well. New developments of houses are carefully planned here - you don't get any quickly thrown-up estates - so new built housing can expect to be excellent. Prices are very good here compared with areas like Richmond or Teddington, both for houses and for the flats and conversions that are available for the professional commuter or the couples looking for a wonderful place to live but without the bother of an entire house. But in general this is a place that is best for houses, whether for couples or families looking to expand into a quiet riverside village with fantastic walks and cycling, great access to the river and shopping, but without all the pressure of life nearer the centre of town.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.

There is more information available at the HM Customs & Excise website.
