Within the M25 yet in many ways far more its own small city than a mere suburb of London, Croydon has a large range of property reflecting its growth and development. As London becomes overpopulated and many of its areas prohibitively expensive, Croydon's several postcodes offer a vast wealth of excellent housing at superb prices.

Croydon's town centre is deceptive, hidden in a dense concentration of one-way systems. Inside is a great concentration of top names, but what's amazing about such a large town centre is how open, quiet and calm it feels - almost as if the large municipal buildings and office blocks form a wall inside which is an oasis. The centre provides a great range of restaurants and bars as well as the best in shopping. Culturally there are an astonishing range of cinemas and several popular theatres and venues offering the best in live music and dance. Croydon, it must be restated, is really a separate entity to London and scarcely a suburb - for all that its transport links to the capital are dazzlingly fast. South Croydon is the nightlife centre of the area, with great bars and clubs.

Croydon falls into South, West and East districts. West, near to Thornton Heath, property and shopping locally reflects the diverse multicultural character of the area, and there are quite a few independent local stores in the area. Here there are a great range of 1920s and 1930s houses, mostly formed in terraces. There are also some 60s blocks which offer affordable flats to the young professionals to whom Croydon is a great alternative to the expense of town. There are good concentrations of Victorian houses in East Croydon within easy reach of the rail station, the primary commuter area, and great 1920s houses nearer to Lloyds Park. Newer developments of apartments as well as newer build houses are also found here. In the south of the town, many of the houses are subdivided, and there are apartments in profusion in South Croydon.

A huge array of property and three distinctly different districts, as well as a vast amount of facilities make Croydon a serious contender if you want to find the perfect home.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.
