Area Comments
A very desirable area overall, Coombe presents the would-be inhabitant with a good deal of choice both in houses and flats.
Anyone wanting to live here is looking at one of the most pleasant suburbs in the London area. South of Kingston and west of Wimbledon, a hop and a skip from Richmond, this is a secluded area which nevertheless provides the facilities and amenities of three of London's wealthiest and best equipped suburbs, with their varied and cosmopolitan nightlife, bars and restaurants, and shops from large malls to the smaller boutiques.
Coombe itself is right next to some of the best open spaces in the area, being just south of Richmond Park and west of Wimbledon Common. Hampton Court is also extremely near for more adventurous days out for the kids. A position like this also means being close to some of the better schools and colleges in the area.
Property here is divided between the splendid houses in the area itself - substantial semis and detached homes for the upwardly mobile and aspirational family - and the truly magnificent mansions of the eponymous Estate, an even more secluded and private locale where one may spot the odd celeb amid the multi-million pound mansions. In general, most buyers here will be looking for the lovely properties found throughout the area, along Coombe Hill Road and its adjuncts. Though the mansions of the Estate are vast and priced accordingly, the astute buyer can find a property with all the history and the charm in the other areas for a far more reasonable amount.
This place is a haven for its population, to which they can retreat to quiet and in many case luxury, after enjoying themselves in the immense green spaces and busy shops of the surrounding areas.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.
While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.
Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.
You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.
There is more information available at the HM Customs & Excise website.
