Area Comments

A great choice for the first time buyer, Colliers Wood may not have the reputation of its close neighbours Merton or Wimbledon, but its property is partly because of this, plentiful and affordable.

The Colliers Wood Tower casts its distinctive and controversial shadow over the local area, but if you don't mind this, then the area has a great deal to offer the keen-eyed looking for comparable houses and flats to those available in areas like Wimbledon but who want more for their money.

Facilities in Colliers Wood are good - it has green spaces nearby in Wimbledon, and is near to Wandle Park; there are good sporting and leisure facilities with a couple of good swimming pools nearby. Some excellent schools are around and in easy reach, and transport is good with a tube stop in walking distance. There are good bars and cafes for the locals as well, with a good family friendly atmosphere pervading, although there's plenty for young couples and singles as well.

Property here has some of the best features of that in Wimbledon or Merton but at a much more competitive price. There are good roads in plenty filled with Victorian terraces of the kind seen all over South London, most in excellent repair, as well as some good examples of Edwardian semis. Cheap conversions are relatively easy to find here, unlike many other places, and flats are available to those who aren't after a whole house to themselves.

Colliers Wood residents are spunky, proud of their neighbourhood and not worried about the slightly more down at heel image of their locale compared to Wimbledon and others. This is a really friendly, family-focused and up and coming place to look for your new home.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.

There is more information available at the HM Customs & Excise website.
