Area Comments

A well serviced and excellently maintained commuter mainstay, Carshalton has everything on its doorstep - including London. With great access to the capital and a great array of facilities and amenities within touching distance, it's no wonder that this part of green and leafy Sutton is so popular.

Consisting of several distinct areas - the Village, the Beeches, the Wrythe and Carshalton-on-the-Hill - Carshalton offers a huge range of property. This befits a village that's been steadily populated - and popular - since at least the 16th Century.

Dominant in the village are pleasant and much-sought-after rows of Victorian and Edwardian terraced housing. There are truly lovely 16th Century cottages available as well. The truly desirable and large-scale properties however lies in the Beeches and Oaks Park, where imposing detached properties are reached from a cluster of wide and well maintained roads. These are excellent, all in beautiful grounds, and constantly in demand. Carshalton's property ranges from the large and imposing properties near Oaks Park down to a spray of apartments, some converted from larger homes and some dedicated blocks and new developments, some right in the centre of the village itself.

Carshalton has a great history and the village and surroundings provide a huge - though typically understated - range of services and amenities. This part of the world is famously green and stocked with parks, woodlands, and golf courses. It's also got the River Wandle running through it, and the lovely pond in the centre of the village is one of this river's sources. The village and its environs are stocked with interesting landmarks, as well as good restaurants and pubs. Schools in the area are typically excellent, and a huge range of sports and leisure facilities are supported locally.

A truly historical, yet thoroughly modern London commuter village, with excellent facilities for professionals and a fantastically desirable base for those looking to bring up their family in a great environment, Carshalton is one of the best and most sought after suburbs in the South.

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.

There is more information available at the HM Customs & Excise website.
