Area Comments

Bromley is in many ways the ultimate suburb. It has great shopping, great transport, arts and entertainment, has a diverse and healthy business base, and a huge range of property to choose from. The perfect commuter town, it provides excellent rail links to London, and quick roads to the South. It's a great choice for first time buyers, families, and heavy commuters.

The town itself revolves around its High Street - a long road that links Bromley North station with Bromley South and the Hospital down the hill. Along this road - or just off it - is all human life, with all the big-name brands represented, cafes and high street eateries, as well as the famous Churchill Theatre, with its huge range of art and drama, as well as educational activities. A short way from the high street lies the Glades Shopping Centre, which packs into its compact shell more of the best in high street names.

Two parks are also found within walking distance of the main street, and these parks - their environs and the streets around them - provide some of the richest property pickings in the area.

The diversity of Bromley's residential offerings is partly owing to the strong local economy, which means healthy investment into first-time properties and a great local infrastructure. As testament to this are the several large, well made and maintained new apartment blocks in the centre of the town. Other than this the majority of the properties in the centre of Bromley are - typically for the South London/North Kent area - Victorian, both in terraces and semi-detached blocks. These are perfect for first time buyers looking to buy large, and for families looking for room to breathe, at prices that are never steep, but are - as can be expected - always healthy.

Outside the centre of the town, Bromley quickly turns from an urban area into a truly green suburb, as its roads lead down into Kent, towards Badger's Mount and Sevenoaks. Here, the properties bordering the rolling parks and ubiquitous golf courses are large detached homes with large, impressive gardens and outbuildings, and command relatively high prices. These are fantastic living spaces for families who need a lot of space, and as is usual for properties of this level, they must be viewed quickly when they come up!

A green area which gives good access to a thriving small town, Bromley has great facilities and some excellent schools at both primary and secondary levels. It's an essential place to view for any first time buyer or family.

Borough of Bromley website: Borough of Bromley

In General:
The London boroughs are administrative centres responsible for collecting local taxes (Council Tax and Business Rates) and then spending the funds received on local services. They are run by Borough Councils who are elected by borough residents on a four year cycle. The totals that they spend will depend on the rates of tax that they levy plus funds allocated from central government and other sources.

While many of the services (schools, roads, planning, rubbish collection and social services) are standard, levels of provision will vary according to the overall political will as expressed by the voters.

Your tax liability (as a resident) will be based on the council tax band of your home. These bands are set by Valuation Officers and there is scope for appeal. The rate bands are then used to determine the amounts of tax levied. So, while the bands will remain largely constant the levels of tax can go up and, in theory, down.

You may claim discounts or exemptions based on your circumstances. For example, as the only adult in a property you can get a 25% reduction on your bill. Other reductions are available for qualifying second adults and Council Tax Benefit claimants.

There is more information available at the HM Customs & Excise website.
